What is professional staging?
Home staging is more than tidying up your house and putting out a tray of cookies. Staging is the art of marketing (packaging) your most expensive asset to your target customer to sell for the most money. Statistics suggest staged homes sell at an average of 6.32% over what they are listed for. Non-staged homes only average 1.6% over the listed price. We use our trusted 5 Step Strategy to prep your house to make it list-ready.
How does it work?
We help you prep your house using our trusted 5 Step Strategy:
- Profile your Buyer
- Identify investment opportunities
- Recommend cosmetic fixes with the biggest ROI
- Photograph your beautiful home (first impressions start online)
Who pays for staging?
The homeowner usually pays for this service since they benefit the most from it. Many times, home staging pays for itself since you can likely sell the house for more and quicker.
How long does staging take?
Actual staging is usually 1 day. If you're still occupying the house, the initial consultation is 90 minutes. From there you can either take the information we provide and do the work yourselves or you can have us do it for you. If your house is vacant, schedule depends on furniture availability.
Can I do the work on my own once I receive the Staging Report from you?
Absolutely! If you have the time and energy to complete the staging on your own, we provide you the staging instructions in our 90 min. consultation. However many sellers just choose to have the house staged for them too meaning fewer headaches and a faster sale.
Can you do all the work for me?
That's what we're here for! After the initial consultation, we can complete all the staging items suggested**. If suggestions include cosmetic changes, contractors can be referred or you can use your own.
Will I have to buy new furniture?
I utilize and edit your existing furniture and may move it around to highlight focal points. I will also suggest various accessories which can either be purchased or rented to finish the look and create a color story. If the house is vacant, furniture will be rented along with all accessories such as bedding, towels, etc. A quote will be given after visiting the site.
Do you stage vacant homes?
Yes! Empty homes take much longer to sell. By creating a model home feel, you are making sure you're not leaving money on the table. We start with a complimentary visit to assess the needs and will provide a quote after.
How much does staging cost?
